Acquiring a contract for wholesaling

How much does it cost typically to get a house under contract?  The goal would be to get a property under contract then sell the contract before taking ownership of the property.

There’s no guaranteed number. It’s whatever it takes. It might take you $500 in letters. It might take you $5,000 in postcards. But it will cost money. In this market you’re looking for the 5% who are in a very distressed situation where they HAVE to sell. You have probably 1,000 wholesalers in each city going after that same 5%. So it’s a game of catching people in perfect timing. Someone woke up today and said “holy goodness I need to be done with this” and your letter, your YouTube video, your cold call could be discovered right when that happens. It’s a game of marketing more than it is real estate. In fact as real estate is marketing first before anything. There’s so much to elaborate on this.
