Custom Build Homes Rates/ SF

Any recent builders who did custom homes for investment/flip/rentals? What is the cost of construction per $/SF? If you could pls specify land cost, Land SF, Buidup cost (Earth prep, slab and structure),  Building sf and Market value and profit.  I am trying to see where Houston market stands and trying to get in this niche.
