Anyone still finding good deals in Michigan, and what area's are in good demand for rental houses?

Prices are climbing through out the state. We have about 200 units in Metro Detroit and are still doing quite well but it is getting harder to find new purchases. A lot depends on what price point you are looking at. There are still decent deals to be had in Oak Park for instance properties for 50-75K with rents of 850+ these dont quite meet the 2% rule but arent too bad. I like Roseville and Eastpointe as well. Further out Lansing has lots of duplexes in the sub 80K range that get pretty solid returns. Forget about the west side unless you find a great deal prices in Grand Rapids are way up over last 18 months.

Detroit is a very hot market right now if you know where to look. as @Wendy Patton says, you have to know where to invest. Good to have boots on the ground in and around the city. I'm looking at the Bagley neighborhood of Detroit, lots of big brick duplex's under $100k right near upcoming developments, plus it is a stone's throw away from Ferndale / Royal Oak. Would love to keep in contact with anyone interested in the area!

There are still good deals in MI however most are not on the market. Detroit is still hot if you know where to invest. I personally don't know Detroit itself so I have to rely on a few of my friends. If you need some contacts I can help with that. Outside of Detroit there are still good deals in most areas - if you market for them or find them through a good wholesaler. The other suburbs are still good with the right deal (just like anywhere in the country) - i have said for YEARS ..... Michigan does have the best ROI on rental properties.

depends on what you think is a "Deal". i used to buy houses for 50-70k (MLS), now those houses come on the MLS at around 105-130k.

I have recently started looking for deals in Michigan. I am learning how to analyze properties. I know the right areas are out there for what I am looking for investment wise. I just need to find them.

Hi Isaac! I'm in the Lansing area. Deals abound but it depends in what you are looking for. There are areas that are good for rentals, but tend to be in "the hood". Taxes aren't as high as in East Lansing/Okemos/Haslett areas. Let me know what your preferred deal looks like. I'll keep my ear to the ground!

actually Zillow as weird as that sounds, I look for well kept houses, then look at interior pictures and then run my numbers.
