Does anyone on BP have any experience using Prefab Multi-Families as new construction? Would anyone be nice enough to briefly explain the Pro's & Con's or any cavaets to be aware of? Can you recommend a reputable company that services the NYC area?

I am an Architect in San Diego and have a lot of experience in projects with modular construction.  Matt Payne noted a project in NYC that is pretty well known.  I know of two firms in the NYC area that you would want to contact that have a lot of Pre-Fab experience.  See below:

@J. Lancaster I have done a lot of research into buying these types of homes and while I cannot recommend one from personal experience I do know there are companies in PA that specialize in modular multi family homes.

We recently toured a modular builder complex here in Depw NY. (We have toured quite a few over the years but usually went stick).

We were very impressed with their builds. But to point, they were building modules for a large multi-unit complex located in Clarence NY for a rental/investment company.

The build interiors were more 'high-end' given the tenant demographic they were appealing to.

@J. Lancaster  - Have done a number of these, including townhomes, apartments, hotels and army barracks.  The biggest advantage is time!  You usually wont save a ton, but the time on property is much shorter, saving money in the long-run.

In Florida, this is helpful due to the weather...at no time is the home open to the rain to cause future mold issues, etc.  It also provides ability for multiple major tasks being done at once (while the utilities and foundation are going in, the building is already under construction in the factory)

I haven't had any experience with that. Try doing a search on BP. I know there's a person on here that sells Blu Homes, which is a very upscale type of home. What you're looking for is info on a very small niche. Having someone in that niche on BP regularly to answer your question is going to be rare. Some of these things take some effort searching the forums. Type in different terms (pre fab housing, modular, manufactured housing, etc.)
