Working with a Realtor.

I have met a real estate agent (not sure if she's a Broker) who will send me all the rehabs I can handle if I don't work with any other agent or Broker. How do I motivate her towards ACTs and Lease Options in Texas, [which has several stringent requirements but can be done.] Don't know exactly what questions to ask to find out if-as a realtor-they can even do Lease-Purchase.
