Sounds great if thats your business model... I just dont like rentals... Maybe I will someday...  I have thought about investing in large complexes.. That I am sure I will do. The little stuff doesnt attract me too much... But I have a lot of friends who love passive income. It works for them fine...

I like flipping and my minimum number is 52k profit or I wont do the deal...

TC... I think its all abot finding the deals... I am big on marketing and getting your message responded to.

Unless you can find "Great" deals youre scraping by in theis business. Especially witth the market declining..

I am closing on my purchase from last week today. 500 out of pocket, Sub2ed  for 96k worth low 200's.

Mr. McCoy  my definition of an Investor is anyone who is making offers on property and someone who is activily seeking real estate riches... Its easy to be an investor.

As for the definition of experience, thats a whole different story.

But if you would like to compare deals done let me know... I should add them all up. I bet over the last 27 years my total would be well over 500. Heck 226 in one year alone... Currently time only allows me the ability to buy 1 a week. Too much traveling and stuff.

How does 15K purchase price, 4K in rehab and 55K ARV sound? Pretty good hu? Market Rents $450 to $600.

Very easy to find.

BTW: The one I am just finishing up, will be rented Jan 11th. I am $800.00 under budget on this one, but 2 weeks behind schedule.

It sounds like you have a wealth of knowledge that we all could learn from. Other then the same old styles such as private money, wholesale and sub 2's..

How else can wantabee small time investors find funding that doesn't require seasoning 20% dp and a credit score of 700+ in this market?

I have purchased 3 personal homes, rehabbed and flip the first two for a profit after living in them for a couple of years. Does this mean that I can count those years as being an investor? That used to be called moving up, not investing.

Yes, with Michael's definition, if you were homeless and lived in your car for two years before selling it - you are an experienced residential investor.  I guess to be fair, you'd have to call that a mobile home!
