Getting a private investment paid back

My partner and I are looking into purchasing multi-family properties to buy and hold. We have a private investor who wants to fund our down payment. Our remodel costs to increase the ARV would be built into our financing. What would be the best way to get our investor paid back quickly so get into another property? Another successful investor we know suggested a three to five year interest only jumbo loan but that ties the investors money up and limits our ability to move quickly to another deal with him. Trying to get an idea of what some of the best practices are in situations like this
