Spreadsheeets??

Question

I have been looking around and trying to find a good spreadsheet so I can get my dad some numbers on how the flipping business works.

I have some phenomenal sheets on rental potential properties showing cash on cash, appreciation, pre- tax and after tax benefits, and that whole lot but I am yet to find one that effectively shows numbers for flips.

Any input is appreciated!!

IRR is the number to look for in Real Estate.  It tells the return on invested dollars over the lifetime of ownership.  You need to be able to do a bit of math for this but if you google Internal Rate of Return it should explain.  This is perfect for flips because the return is usually huge from aquisition to completion.  If you hold the return typically goes down over time since you do not make as much in cash flow as you do in the appreciation of turning a property around.  People serious about their business would do well to learn these numbers.  It allows us to compare 2 or 3 different opportunities to see which offers the best return.  Usually, we do that in our head but wouldn't it be nice to have a formula?  ...to work along with your gut which I never discount the value of.

Also try FilePlace under Resources, which has a number of spreadsheet templates that people have uploaded to the site for use...Great resource.

does this tab export to excel once a report is created?

Do you see the analyze tab on the top drop down bar? You can create PDF's and even upload your logo. I use it all the time. You may have to upgrade your account. I'm not sure what access they give to non pro/plus members.
