Finding Leads

I am a relative new investor looking for leads in the North Austin, TX area. I currently own one buy and hold home in Georgetown and another in Round Rock. They are both single family residences with 3 bed 2 bath. I am looking to pick up 2 more this year and at least 2 more a year going forward after that.

I live in Southern California but I have an Austin Realtor/Property Manager that I am happy and already working with. I am not looking to replace them, I am just looking for ways or people to generate leads.

Any advice on the best way to reach out to lead generator or "bird dogs" in the North Austin area would be much appreciated. Also, what is the rate someone typically pays for a lead that turns into a home purchase and under what conditions do lead generators negotiate there services?
