I'd go with something like this:  "I'm interested in value investing. Buying under market value.  Maybe flipping, maybe holding as rentals. If I were to find a sweet deal, would you know of anyone who may be interested in investing?"

Leave them a way out other than yes or no.  If they are interested, they will let you know.

Account Closed said is probably your best option, to partner up. However, all partnerships usually end and with him being your employer that relationship may turn sour if the deal goes bad, which could very easily happen. Always have an exit strategy.

Ask him he would be willing to fund the deal and split the profits?  I worked with a contractor and had that arrangement.

You find the deal and supervise the project while using your bosses funds.

Sounds like a potential win-win to me.

I would be shaking in my boots if I were you, I wouldn't want to insult my boss but with the same token why would I NOT ask him if he is already in the game? I say go for it! If he says no then he says no, like every other new investor you just keep looking. You might be surprised, they may be happy you are interested in doing the same thing! It can help them in the long run as you grow and possibly partner on future deals. And what smart investor doesn't want to make more money? You have some business background because you work for him.

That's just my thoughts, I think everything happens for a reason and the fact that this job landed in your lap before you even know what it entailed could be a sign. You won't know until you ask.
