Hi Everyone,

I would like to share good news and ask people in Florida their advice. I bought a few months ago my first buy and hold investment property in Fort Lauderdale, Florida. It is a four unit home. I live in NYC and have a property manager.

The numbers are great. If you would like I can try to write a new post with my experience and numbers. My issue is I inherited all four tenants. 2 are section 8 and to are not. The ones that are not are giving me a hard time.

One unit the lease just expired last month. I told him I will not be renewing it. He never moved it. He also still owes me for 2 months rent. My manger claimed he filed a eviction for him. This was almost 6 weeks ago. I never get a straight answer from him when they will be out. How long does an evection take when I refuse to renew a lease?

Then with the the other tenant  we filed an evection but she paid up. Then stopped paying again etc. She pays only part of rent when ever she wants. My manager said as long as she pays some we can't evict her. Is this true? She owes me now $2800.!!!!

All your advice and help would be appreciated.
