Owner financing & taxes??

I found a great 20 plex apartment building, fully occupied, great cash flow. The owner is hesitant to sell it, however, because of the tax implications. It is fully depreciated, he inherited it, it's currently held in a corporation, and according to his CPA the taxes will eat him alive...so he is scared to sell it.

Suggestions on what I can do to help alleviate this worry? If I do owner financing will it help ease his tax liability?
