I current live in Eugene Oregon and there are ton of opportunities to rent properties out, but I really wanted to know what you guys take is about investing in college towns.

This is the rental strategy that I'd like to take. I live in a college town, New Haven which has Yale and I know good college markets can yield amazing results. I am interested in learning what you all have to say as well.
I think there is a huge market for rentals but there is also a lot of risk to me as well with up keep and tendents.
Renting to students has its challenges, but if your find your niche within that population, it can be highly rewarding.
