Single Family or Multi-Family

From an investor's standpoint, are there any advantages of buying a Single-family rather than a multi-family?

I know that multi-families usually provide better cashflow. But are single families easier to sell in your experience? What other advantages are there for buying single fams?

I much prefer sfrs. I think cucaloco meant bigger downpayments required, not deposits.
I'm also not familiar with the term "economy of scale is easier" and not sure what you mean. Numbers being bigger is also not a benefit.
The only benefits I see is management is in one central spot and cash flow MAY be easier.
