conract assignment

I am a licesende real esate agent in NV, I just got a short sale as an assignment and I fully disclosed to the seller and the bank that I am buying with potential to re-sale for a profit and loss. Now I have an end buyer that wants to buy it and I have the short sale approved and my questions to the seasoned people is since I am an agent the bank did not allow me to recive commison on that deal, can I have my end buyer give me my 3% or should I just assign the contract and take my fee on that. This is my first deal I am doing for myself as a licensed agent but I have done assignable contract for my clients in the past...any DO's or DONT's any one can suggest???? I have checked with the real esate divison as well and they said as long as I have fully disclosed I am fine and good to go.
