Market Determination

I'd like to start asking more questions on this forum, and generally being more involved. I do have one question that is nagging me. I've done my research on how to pick a market to invest in. I currently like in Northern Virginia. However, I will be moving to the Charlottesville, VA area come November. How do you guys determine the market you want to locate deals in? As a background, I'd like to get involved in wholesale. I like this because from what I've read it seems that locating and marketing for deals is a big part of REI. Thank you guys for your time.
