Question: would it make sense to find the money, first, for a deal? That way if you do indeed find a deal you'll always know who to turn to for financing. Or will anyone with a lot of $ would be fine?

Find your money as fast as you can.  There's nothing more frustrating than having a great deal, and a week after you lost it, you get access to the funds you needed.  You can never have access to enough money sources.
