Abandon Houses

My team and I are locating several abandoned houses in various locations. We have researched to see who the current homeowner’s are; many times according to the SDAT: Real Property Search the mailing and premises address are the same. Therefore, this tells me the banks have-not taken ownership of these properties yet. So if the banks did not foreclose on the properties and the homeowner has abandoned the properties then what would be the next logical step in trying to purchase these properties?

What would be our next step in trying to get these properties under contract???
