Where can i find cashflowing properties?

in the current market environment we are in, i am curious where you/investors are finding deals...namely, properties that are paying for themselves.

You should consider investing in Michigan!

We have had some ecxellent success in this area and are looking to expand our operation.  We are picking up reo properties for under 10k putting 10 k or less into them and selling them at appraised value for 55k.  These properties also have section 8 tenants and immediate cash flow!  We even can provide the management.

There are comapnies here that sell real estate assets, adn you can even bid on some goverment auctions.  Yes.  Many properties are already rented.  You'll have to work out the financing to produce a positive cashflow.  Also many properties listed come with built in equity.

One of your best sources for finding good rental property(if thats what you want) is a good property management firm.As a former firm owner a large number of my sales were to folks wanting good rental properties.Agents who manage property know who wants to sell and what the true market conditions are in their area.There is nothing sadder than having to tell an out of town investor that they bought a property from an agent or seller, that won't rent.

Ive found great success finding great cashflowing property's Upstate NY... my main focus is in Niagara Falls area, cheap properties, with great cashflow.  Just becarefull, there are pockets were i wouldnt take it if they gave them to me for free.

Upstate NY is a great place to find cash-flow properties.  You have to be sure you are familiar with an area first, though, because there are some pretty bad ones out there with what look like good deals on paper.  I wouldn't want to collect late rent without backup from a lot of the places.  Just something to think about.
