looking into southern scottdale for investment about 3 miles from ASU campus. it is on north miller road, zip code 85257. how is the area? good rental area? what is going rate for 3 bedroom?

That area is a little rough but I see it turning. There are new build townhomes and condos going in sitting next to dilapidated old crap around Miller specifically. I would buy there. It's buying in front of the mass redevelopment. I see that area and the area along Apache east of McKlintock completely transforming in the next 5-10 years.

Depending on the condition and amenities North Tempe sees $400-$700 per bedroom on resale homes. New builds and very nice homes can get more.
