So Dual Agency is restricted in my state......
Of course I have a potential pocket deal.....that I'm sure I can close if parties choose to enter.
Can I work around this restriction?? By listing the seller fee to double, and serving as 'transaction agent' to the buyer, could I close this deal?
You can only represent one side of the equation. You can do zero work for the other side. They either need to represent themselves entirely, you can refer them to another agent and collect a referral fee, or you can have your broker select an agent to represent the other side.
Yup, that's what I meant by 'transaction agent' in not representing the buyer. Only making sure paperwork is served and delivered
