Rentals management and bill pay

does anyone on here know of any programs that can be purchased online to help manage keeping track of due payments on rentals, or programs to help with real estate management in general!

also a place to get example forms for leases and etc.  Ive seen the ones on bp, but none for sub-to

@Tim Speer Whatever forms you find on BP, make sure you find a local lawyer to look them over before you use them. Just because they're on BP, doesn't mean they're a "one-size fits all" document.

You mentioned Sub2 forms.. The paperwork for a Subject To transaction is definitely not something you're going to want to do on your own. Find a lawyer or title company who will do those transactions for you.

 Thanks that is well noted.  I am still learning!  True ive seen alot of leases i would be adding all kinds of stuff to

I have experience using AppFolio and would highly recommend it. With a very use-friendly interface and most all aspects of management covered, it is a great tool for any level of manager. 

To apply it to your question, Appfolio tracks property and tenant information, while allowing tenants, vendors, and owners to create portals for online payments, maintenance requests and tracking, and document sharing. Online tenant portals allow tenants to pay rent (or any other charges) with an E-check (free) or credit/debit card ($27 fee - I believe). With integrated accounting software, you can easily check tenant ledgers and run reporting for business analytics. 

It is really a one stop shop for all things management. Depending on the scale at which you plan to implement the software, I do recommend for large 3rd party solutions, supplementing some of the current software short-comings such as inspections, and maintenance asset tracking. For inspections, a great substitute would be Happy Inspector - a very thorough and customized inspection reporting software. For maintenance team management, FieldAware allows technicians schedules to be prioritized and easily tracked with job "Start", "Pause", and "Completed" status reporting, and mobile GPS tracking.
