Out of State Real Estate License?

Hello BP Community,

I've been thinking about getting licensed as a RE Agent in the state I am currently investing in. My question is "is it possible to be licensed and make offers as a RE Agent in a state where I don't currently reside?"

@James Allen Not sure if this has been covered, but you may have a hard time finding someone to hold your license if you are out of state.. In Indiana someone has to hold your license for 2 years before you can go out on your own.. You'll probably just need to call around and ask.

Once you make your offers will you fly out to view the properties or do you have someone here that can do that for you? and if the property is on a sentrilock system that requires an Agent to show it who will you use for that?

Every state is different but they all require their own license... Some have strict license requirements like experience and education. I am a San Diego CA real estate Broker with 20 years experience. NC will let me get a broker license there without repeating all the edu and work experience required for a new broker there.

@John Dombrowski check with Indiana to see if it makes sense to get CA at all - may not be of use for you there or in CO later...

No. Not if you are licensed with the reciprocal state.

Some states have a reciprocity application process. If you already have a license in one state with reciprocity privileges, like California, you can then apply for a non-resident license in another state like Nevada.

Hi James, I just posted this same question and then saw your post. I live in San Diego and was thinking about getting my license but because of high prices I am not going to invest in Cali but rather NW Indiana where I am originally from. I figure if anything I can learn the ropes from getting licensed here. We are going to retire probably to Colorado in another 4-5 years anyway.

What do you mean by applying for a non-resident license and what does that entail?

thank you Chris. Yes, I'm aware I can go through a RE agent however, my goal is to make more lower offers on MLS listings and I don't want to waste a RE agents time doing that. So it sounds like I am able to do it after all. Thank you!

You don't need a license to make offers on homes, only if you are making them on the behalf of someone else.

If you want to get a license in another state, you can get licensed in that state and hang it with a broker there, or you can get one in Cali and hang it there and then apply for non-resident license in the state you want to do business in.
