Need help with joint partnership

Hi folks. Anyone have any experience with a joint venture relationship for 1 partner who would live in the project and the other who would do the deal and help with the down payment. Ultimately I'm trying to figure out a fair partnership. Anyone have any suggestions Thanks, Dave
