Advice about your first investment

Hey all! I am a new interested investor in real estate. I would love to hear any and everyone's stories or advice about this. Looking back on your very first deal/investment or plan, what would you have changed about it to make it smoother for you? What would you look at differently? How would you have approached it in a different light? Is there just one thing you should have looked at in the house or something that you will always look for now? I know this is a very broad question so anything would be great to read and hear about.
