Hard money lender for rental property

Recently I read an article on bigger pockets, about a truck driver using a hard money lender to buy multi family units eventually quitting his job etc etc, how does this process work? He also refinanced to save some cash, also how does this work, this article was an interesting read, I was just curious how this works
