We are expanding our marketing into Montgomery County, an area I'm not familiar with as an investor.  My partner is a bit skittish about investing anywhere other than Baltimore City and Baltimore County (it's what he knows).  Though I appreciate and respect the apprehension, I'm more of a "dive into the research, get to know the area, and then invest" type of person.  I've heard good things about the area (great access to DC, great resale), and a few horror stories (code compliance and permitting).  I wanted to hear the BP community's opinion about the area from experienced investors in the area.

@Andrew Schlessinger you are in one of the best markets in the country for cash flow. Baltimore also has opportunity for appreciation in the right areas.

One big advantage to Baltimore is pricing can be all over the board.  That means the smart investor who sees value where others don't can do great deals. A place like Montgomery county is  very competitive and does not have a lot of distressed property to add value. 

I grew up in Montgomery county. I invest in baltimore. 

Most importantly is WHY do you want to invest in  Montgomery county? It is not as if you have tapped out all the good deals in Baltimore.
