Need Help On Mortgages And Putting Money Down

Hey guys just joined the community! I don't have a heavy finance background (nurse/bio background) so I've been pretty confused when it comes to using mortgages for real estate investment. Is 20% always required or is there ways to do investment with less money down?

If you do an owner occupied FHA loan it's 3.5perfdnt down
