What to do AFTER Driving 4 Dollars?

Hello all. Curious how you close deals after you find something while Driving 4 Dollars? Do most of you get a realtor involved, or just use attorneys to execute the purchase? How about inspections to find major flaws?

@Anthony Barbato, Congrats for taking action. That's AWESOME! I just use an attorney after I have signed contracts and only use a realtor when buying MLS stuff. That being said, realtors are there to help represent and guide you when you are buying on the MLS. They have seen a lot more than you and can help you avoid mistakes that you may not even realize you are making.

Make sure you have talked with an attorney locally who can verify that you have a good contract and can give you a rundown of the process once you have a signed contract. I had one deal almost not work because the sellers attorney didn't like that the house was being sold for a great deal and tried to fight it. Since I had a solid contract we were able to close the deal for the contract price after about 7 months of fighting. I wound up having to file a lawsuit for specific performance, but the sellers attorney knew she couldn't fight the contract. 

Word of encouragement for you though, my first letter that I wrote landed me my first deal. That deal landed me almost 70K profit. Definitely the exception, not the rule. But the point is, Action=Results, MASSIVE ACTION=MASSIVE RESULTS. (emphasis added :)
