What are the pros or cons to using a $2400 cash advance to invest in real estate like investing in something that will create passive income monthly?

@Tony Marcelle If it would currently take you 1 year to save $2400 short of this new investment being an absolute cash cow or would somehow seriously reduce your monthly living expenses AND you would need no add'l money to close (VA/USDA loan?) I can't see how it would be safe for you to invest in anything right now. What's the plan if something goes wrong after purchase and you need to pay for a repair?
