What would you do with 130K and time?

Question

What would you do with five months off from work, 130k spare cash (separate from savings) and great credit? Goal - start a profitable and scalable investment business that can support my family. Willing to do anything with the exception of move my family to an unsafe area. Home base - Scottsdale, AZ.

@Toby Rachel I suppose I'd do a bunch of Subject To's and cash flow them so I can take care of my family and spend as much time doing whatever I wanted with them.  What did you have in mind?

@Toby Rachel It sounds like you have a good problem to have. Investing your money is the single most important thing you can do because having raw cash is not ideal in certain situations. There are a variety of strategies or investments you could make with $130K that you can scale.

Take out $30k, give me the rest to invest as your partner, and take the $30k and go on Vacation with your family.

I would invest it.  I would actually leverage my credit along with SOME of my cash initially.  Between using just these two avenues you probably can get several properties BUT I would sit down and figure out what kind of real estate investing works best based on your situation.  Your only going to be able to answer that by attending multiple local REI club meetings, reading books, and listening to pod casts here.  Once you explore these avenues, you can then decide what suits your needs and find investors who have successfully done the type of investing your looking to get into.  Best of luck!

If I were you, i would give that money to me! :)

But for real, I would probably buy a property with cash, rehab, rent it out, refinance, and repeat. BRRRR....

If you buy with cash, you can generally get a better deal on a property since the seller knows you don't have to deal with financing approval.

You can just keep getting properties using that same cash. Just make sure you can refinance each time.
