What Advice Would You Give Your Younger Self?

If you could go back 10 years, what would you tell your 10-year-younger self about RE investing that you would think would be the most helpful? Here's the advice I would DEFINITELY give myself: "House-hack ASAP before buying any other piece of real estate, investment or otherwise. I think house-hacking may be the best way for the majority of people to get started in real estate investing. Obtain an FHA loan, put as little as 3.5% down, live in one unit (cheaply) and rent out the other unit(s). Stash cash that you save by living cheaply and as below your means as possible, purchase additional units with that cash, and delay moving out of your house-hack as long as practicable" I'm interested in what the BP community has to share here.
