Renting Rerenting ? legal or not ?

Question

A fellow investor I was meeting with told me something very interesting. I was just wondering if it was true or even a normal practice.

So she told me that she found an apartment renting for 1200 a month, she got the place and rented it out to her bestfriends boyfriend for 1400 a month. Now as smart as that may be ? Is it legal ?

And if you were the landlord to that apartment ? would you allow it ?

in my years of renting I've never seen a contract that allowed subletting. So be careful and read the contract carefully.

@Vick Galu , forgot to mention that a "Sandwich Lease Option" is USUALLY for an owner who wants to lease TEMPORARILY, with the contract including at least an Option to Buy at the end of the Lease period.

@Vick Galu , IF the original contract from the Landlord allows it, then YES it is legal.  If you've heard of "Sandwich Lease Options" that's one strategy that uses this idea.  It would be used most successfully if the owner doesn't want the property or is tired of renting ... otherwise the owner might have a problem with it.
