Move property to LLC(Owned outright)

Hello,

I have  rental property that is currently in the name of a family member. They own the property out-right(No mortgage) Little back story, the person is older and we have them living with us. In kind of a trade for rent and living here she has agreed to let me us her rental property to leverage another deal.

My question is this...should I move the property into an LLC or just pull the cash from where it sits now?

Thanks!
