PropertyRadar criteria question

Hi all, 

Quick question for those of you who have used propertyradar, especially in states with notice of trustee sales.

I'm building up a list here for Arizona - 

Criteria:

City: Gilbert, Chandler, Tempe, Mesa, Casa Grande, Phoenix
Type: SFR
Equity: 65-100%
Est Value: $100,000 - 400,000
Foreclosure Stage: Auction, Preforeclosure

My concern is with this criteria I'm only getting 33 records...
I think this might be how Arizona processes a foreclosure as a Notice of Trustee sale?

If I remove the foreclose criteria and change the notice of trustee sale date to "this year" the list jumps up to 531 records. 

I'm looking to target pre-foreclosure. I guess I've somewhat answered my own question by changing the criteria I mentioned above, but if someone has experience with generating these lists I'd love some verification that I'm applying the correct filter.

@Account Closed yes, the first recorded document in the foreclosure process is the Notice of Trustee sale. Any property with the recorded notice would be considered in "pre-forclosure" status. 

You can search for them manually on the county recorder's website.
