Rat infestation, buy or not to buy that is the question

I just bought my first rental (single family home) a month ago. Now I have a opportunity to buy a house for 30k. the house would be worth at least 80k after makeover but the house has been highly infested with rats. To the point they've ate holes through the walls and through interior doors. Has anyone dealt with rats? I've talked to local investors and no has dealt with this kind of problem. I've heard and read they're very difficult to get completely rid of.

@Justin Thorpe - I wouldn't want to deal with rats but if you are okay with it just call an exterminator and get some quotes.  I am sure it not overly difficult.
