135k in equity?! Should I sell?!

Hi, We own our home free and clear. We bought our house cash during the down market in 2013 paying only 37k for it. We can easily sell it now for 135k. Leaving us full equity minus selling cost which we would save on bc I'm a Realtor. This is our personal residence so I really only want to sell if we can reinvest the money and make it worth our while. It's a great family home with an inground pool in the yard and a a nice size corner lot. We really do like the home but would like to tap into the equity To reinvest. We are both 1099 and are having a hard time qualifying for a Heloc. Does anyone have any ideas or strategies for our circumstance? Thanks!
