interest only loan on duplexes , triplex etc

Hi,

I have been looking but it appears its not possible to get an interest only long term loan in the states?. Is this truly the case even with say a 40% down payment?. Or is it even possible to buy outright and then take out a Heloc for 10 years on interest only on investment property. thanks in advance for your advise.

We have mostly IO loans on our 1-4 properties. Usually takes 30-35% down. Not everyone offers it but plenty do.
