How to research a market to know if I buy the property will rent?

Hi Bigger-Pockets Community!

I am new in the real estate world, and am interested in buying a single family home for around $100K to rent out for cash flow. I am worried if I buy, the property will sit vacant for long periods of time. What are some ways to research the market and area to know the likelihood of vacancy? Any other tips would be appreciated as well!
