Need some advice on getting started

Hi,

My wife and I a very new to real estate investing. My wife just recently got her license and is transitioning to selling real estate full time. Our current home is in need of about 30k of upgrades.  If we do that we would be looking at adding roughly 120k in equity. Our plan is to take out a personal loan for the 30k. Do the remodel, then get a heloc to pay off the personal and invest in our first multiplex or single family rental home. Has anyone done this?  Does this sound like a good idea?
