The truth about the property

hello biggerpockets! I have been doing a lot of property analyzing lately and am having a hard time finding the exact information I want. what do you guys ask property sellers to get all of the current useable information to make calculations on NOI to properly find the cap rate? what Is the best way to get the truth out of a sales agent and seller? I know this might be a negative view on the selling situation but I feel it is imperative to find out all information possible, and sometimes it's just not given up front. I am very interested to see what other investors have come across and what's work best for them! thank you all so much! greatest!
