8 bedrooms! Best use ideas, go!

I will soon own a former chiropractic clinic that as the potential to have 7 or 8 bedrooms plus a 2 bedroom apartment on the lower level. Very walkable to everything. Tourist area. What should I do with it? Rooming house? Short term rental? Both? Triplex? Assisted living? Help me brainstorm! Advice?
