I was wondering the best way to find a quality home inspector. What do I need to look for when dealing with one??
Thanks, as always! :woohoo:
the best way is from referrals. Do NOT go with the inspector your agent has provided. Your agent wants an inspector who does not find too many things wrong with the house otherwise it will delay the transaction. Your agent wants to make money as fast as possible and move on so they do not want a nit picky inspector.
Also, go with a inspector who is independent. Inspectors who work for large companies get paid a flat low rate so they probably will not spend very much time in the house. You want someone who searches every single nook and cranny in the house and does a VERY THOROUGH job.
If you have a trusted relationship with your agent (and you should before you agree to work with them) don't be scared to take their advice on inspectors. Good agents will give you a list of very good inspectors not just one.
Thanks for the advice guys.
I'd split the difference between Molarband and Jim. Real estate agents are often looking out for their own best interests, despite their pledge to work for your best interest. On the other hand, reputable real estate agents realize that it is by best serving their tenants that they build a clientele.
I'd make sure to speak with several inspectors before making a decision. There are several associations of inspectors that you can search and use to locate an inspector in your area.
