How to split a deal with a partner

It depends if you want equity or money but in either case if all you do is find the deal you should get no more than $5-$10k unless it is really great and off market then you might get a little bit more.  If it is on market you really shouldn't get anything because a realtor would do the same thing at no cost to your partner.  For managing you should get no more than 10% of gross rents and most likely a bit less than that as you are not a professional property manager (I'm assuming).
