How do I know if its a good time to buy?

I am currently in coast guard and I have some opportunities to buy real estate where ever I go. I finally worked up some cash to start investing. But I don't know when it's a good time to buy. I'm in Houston Texas area and seems homes are selling in just 5 days max. My spider sense's are saying it's not a good time because I feel like I will get a ****** deal. Any thoughts?

Jmo, but it's a good time to buy if the deal cashflows well. There are other reasons it may or may not be for other investors, but for me at this stage in my investing career, that's the primary metric that matters to me.
