Too difficult to sell property yourself?

Question

I've been going over the details required in buying/selling property, and there are a huge number of disclosures, deadlines, and issues involved, particularly for the seller. Just the cost of all the forms involved is very high!

Do most of you let a broker handle most of your buying and selling activity? It does seem a waste of time to learn all these details if you are not buying/selling all the time. Or are most of these regulations just ignored during most transactions?

I have an OC brokerage and we use Transaction Coordinators.  They take a small fee to make sure all necessary forms are completed properly according to the Dept of RE. Now if you want them to hold your hand through the deal they will for an additional fee.

Go to local real estate and find people who are in the trenches to help you out.

It's still always going to give you a little more peace of mind to use a broker.  Unless you buy and sell all the time, overall you will generally come away with more money.

To make that argument I figure marketing, holding costs, negotiations, potential risks that knowledge can help prevent (ie reasons a contract would bust) etc..

I agree. 
The Closing/Title company should handel all of the legalities. If you are selling FSBO, you will get to handel all of the inspection woes. I think I would study up on those if I was you.

I forgot to mention that when I do a FSBO deal, I get a state legal bill of sale and negotiate the contract with the other party. This is not that big a deal, you just need to know your contingencies and wants.

The title company handles the closing legalities.

Here in Oklahoma, I just let the title company handle the paper work.

I have FSBO twice and bought once from an FSBO. It was a very easy process.
