@Kusha Karvandi, the last 6 properties I bought were all in East Mesa and Apache Junction.  I bought them all last year, I haven't bought any this year.  I would say if you are buying for cashflow, you may have some luck with wholesalers as they tend to bring product a little better than straight MLS listings, the listings may not work for flippers but for buy and hold some are not terrible.

@Kusha Karvandi, I've stopped buying in Chandler for quite a few years as the returns are pretty sad.  I would say SFH rent faster than condos as you are not competing against the thousands of new units they are bringing online every year.

@Kusha Karvandi Chandler homes rent great, the demand is high for decent rentals. One of my recent Chandler vacancies resulted in over 600 contacts the 1st week. We filtered and filtered until I found a great applicant with over 700 FICO scores, employed etc.

Some investors don't like the numbers as well since the purchase price to rent factor isn't as strong as other areas.

Appreciation has been very solid, job growth continues, its a great place to live!

@Kusha Karvandi The typical 1400 Sq ft to 1700 sq ft single family with a 2 car garage does really well. Clean and sharp are important! Landscaping can be minimal but should be completed.

Queen Creek/San Tan Valley also do very well with slightly higher returns for most properties. We can still attract Intel employees etc.

The area around the Gateway airport is really starting to take off employment wise with a bunch more coming soon. Over the next 10-15 years, I expect that to be a major employment center with demand for housing ever increasing as a result.
