Seeking private investor procedure advice

Our company is getting to the point where we've done a few good flips, bought some rental properties and others have noticed our success. We've established a network of private investors who are starting to invest in our company. My question is, what is the correct procedure for investors investing in your company? Receipts for funds given? Should I have our attorney draw up an agreement or other document? Or is it as simple as taking funds, putting in a separate account and using it on certain projects and paying back at the end of the term agreed upon?
