What do you think will happen to the Real Estate market in 2019?

I believe were going to get more of the same this year. I think we will see steady increase in interest rates while prices still stay relatively high. I don't think we are going to get a big crash, if anything it will be a small correction.

Hi Brian,

The last 8yrs has been a tremendous bull market.  Anyone who has invested made money essentially. Even when people made mistakes buying the wrong property hired the wrong people, analyze the deal incorrectly got saved because of the strength of the market.  Now as we enter 2019 and you can actually see it since June of this year the market is not so forgiving.

Hence the beginning of my post the pretenders will get exposed. Why having the correct representation is going to be very important moving forward. The correct real estate agent selling your house and helping you buy the house. Having the right contractor who will finish the project on time. Gotta have a real legit mentor, not just a seminar salesman.  Get my drift.

As for correct information.  There are multiple layers to this but I'll explain a few.  This falls towards analyzing data for rent and possible value.  Gotta make sure you or reading it correctly and forecasting for changes. I think you also have to be careful not to take a generalize news report and apply it to your local area.  I think you will need to look into more data points than just the normal ones.

Real estate is so localized, asking a broad question like this is hard to answer and no one has that crystal ball.  I would like to say that the hot cities with massive population growth and job growth will experience good real estate growth, and vice versa. :)

That's what I thought you were getting at but I just wanted to make sure I wasn't missing something. The crazy low interest rates have not only affected the RE space but also general business. We will be seeing a lot of these companies fold as interest rates climb, spending tightens and the market self corrects. Good post and thanks for clarifying!

I think the market will begin to expose the pretenders from the contenders. I think there will be many opportunities for the patient and well skilled. Having the correct information and right representation will be more crucial.

We will still be likely in a sellers market, but much calmer than the past year.  I bet national inventory levels in the Spring will be sitting around 4 months of supply.

I think we will start seeing a disconnect between markets....meaning all markets will not be moving in lock step. Some will be good, some ok, some bad.
