I wanna start how do I begin?

I am new to this and I and working on 3 sellers but I want to buy realestate with no money down so if they want money to purchase how do I get around that?

Hi Account Closed, in Real Estate there are no shortcuts. If you are new to investing and have to money to invest the first thing you should do is educate yourself on how to become a real estate investor. This isn't probably what you want to hear, but just trying to keep it honest.  If on the other hand, you are indicating on investing in real estate to sell to another buyer (wholesaler) this you can do with no money out of pocket. Just find a great deal and find a buyer that wants to purchase a home, you put the buyer and seller together and you get your commission is the difference.  An option would be IF you are able to get a VA loan, you could effectively purchase a home with no money down. @Stephen McCutcheon yes please do if you can. Sometimes with the money down I might need assistance. I am working on a couple deals goals I would like 5-6 a month is that possible of course using calculator to make sure it is positive cash flow. I have a property 390,000 she’s very flexible even consider lease option. There is a house one side and a apartment on the other side she’s getting 3,200 for both tenants she says. I will call her later for more exact information.

obtaining mortgage for single family or 2-4 family house is the same process, you do not need to have any extra qualifications.

Hello Linda, what kind of properties are you looking to buy? Depending on state there might loan programs. In Nj we work with buyers who can up to 15K grant towards downpayment & closing costs, we strictly focus on multifamily that cash flow. Reach out to as many mortgage brokers as possible. Even if you get to buy directly from seller you can obtain mortgage.
